Our History
Sandbox Development began offering our premier services to the Phoenix Development Community 5 years ago! Although the real estate market has changed dramatically; our commitment to quality, communication and service remains steadfast.
Since inception in 2005, the Sandbox Team has performed Due Diligence / Feasibility on over 12,000 lots - and still counting!
Over the last 5 years - Sandbox has provided Asset Management Services on over 5,000 lots Valley-wide…
Sandbox was founded by Guy Lake and Anthony Sumner with the mission of providing comprehensive land management services – from an end-user's perspective.
The Principals at Sandbox Development have worked together since 2001, both as business partners and as development professionals with two national homebuilders. During that time, Guy and Anthony have personally managed the Entitlement and/or Development of over 17,500 lots.

Guy Lake Principal
Mr. Lake is one of the founding members of Sandbox Development Consultants and has over 30 years of local construction management experience. His primary role as Principal is to oversee the Construction Management services business unit.
Mr. Lake’s extensive construction background includes the involvement in many public infrastructure projects including: Central Arizona Project, New Waddell Dam, I-10 Widening, I-8 Safety and Beautification, US 60 Freeway expansion, Santa Rosa Aqueduct, Deem Hills Booster Pump Station, City of Chandler WWTP, to name a few. He his experience includes over 20 years as a member of Operating Engineer’s Local # 428, various supervisory roles with local general contractors, development manager for national homebuilders and as third-party construction manager. Mr. Lake has vast experience in the field and a keen sense of how a project should be managed in order to maintain a safe and efficient job site. He has performed numerous site inspections, engineering audits, value engineering reviews, quantity take-offs and construction budgets.
Mr. Lake is also the qualifying party for Sandbox Development Consultants’ Class A General Engineering contractor’s license and he continues to apply his broad construction experience base, development knowledge and personal dedication into each project he participates in as the Construction Manager of Sandbox Development.

Anthony Sumner Principal
Mr. Sumner is one of the founding members of Sandbox Development Consultants and has 10 years of local project management experience, 5 of which have been with national homebuilders. His primary role as Principal is to oversee the Project Management services business unit.
Mr. Sumner has proven to be efficient and effective at managing project resources. He applies his expertise in project management to enhance the quality of the project-related documents, thus improving the outcome in the field. He is experienced in the review and oversight of numerous projects involving the design, approval and job-costing of various types of infrastructure improvements, including: drainage, roadway, water, sewer, parks and amenities, well sites, water campuses, and other master plans. He has also managed numerous development agreements, re-zoning cases and general plan amendments. Mr. Sumner has extensive experience involving feasibility analysis and due diligence reporting for residential acquisitions both at Sandbox and during his previous role with the homebuilders.
Mr. Sumner has served as a Faculty Associate at Arizona State University, is a member of Urban Land Institute and currently serves as the President of Leadership West.

Rocio Sumner Accounts Coordinator
Ms. Sumner has been with Sandbox Development Consultants since 2006. She is highly organized, thorough and process-oriented. As Accounts Coordinator she applies her strong business acumen to her job duties, which include: contract administration, QA/QC of other contract documents, budget updates, and tracking invoices, addenda and lien releases.
Recent projects include: Contract Admin¬istration on Rose Gardens, 143 acre PAD in Goodyear, AZ and TEN 303 Business Park, a 157 acre Industrial Park also located in Goodyear, AZ. She also managed the Contract Administration and budget updates for Verdugo, a 173 acre mixed-use project in Surprise, AZ.
Prior to joining Sandbox, Ms. Sumner was employed with Omega Management, a local master-plan development company where she managed the scheduling and contracts for several large master-plan communities.
